DAY17 Apartment Rules and Regulations

1. Rental Costs & Associated Fees
- Apartment Rental Cost: 1,250,000 Ks/month (with balcony) or 1,100,000 Ks/month (without balcony). A 6-month or 1-year advance payment is required with the lease agreement.
- Security Deposit: A one-month deposit is required upon signing. This deposit is refundable after the contract ends, minus deductions for air conditioning service fees, room cleaning fees, and any damages to flooring, walls, or furniture. If damages exceed the deposit amount, the LESSEE is fully responsible for the remaining repair costs.
- Security Fees: 100,000 Ks/month, included with the apartment invoice.
- Car Parking (Optional): 100,000 Ks/month per lot. Tenant guests receive 30 minutes of complimentary parking; thereafter, the rate is 1,000 Ks/hour. External vehicles may not be parked overnight.
- Water Pump Fees: 100,000 Ks/month, included with the apartment invoice.
- Backup Solar Service Fees: 100,000 Ks/month, included with the apartment invoice.
- Electricity Meter Rate: Charged at the maximum rate set by the Government Grid. The LESSEE must pay the invoice within 7 days. A late fee of 500 Ks per day will apply to overdue payments.
2. Occupancy & Registration
Only the individuals listed on the rental agreement are permitted to reside in the apartment. Occupancy limits are as follows:
- Foreigner LESSEE: Maximum of 2 people.
- Myanmar Citizen LESSEE: Maximum of 4 people (partners and children under 12 are permitted).
For Foreigner LESSEEs: You must register Form-C with the relevant authorities within the state-specified timeframe. The LESSOR will provide the necessary Owner ID and Household Registration documents. The LESSEE is solely responsible for timely registration and any legal consequences of failure to do so. A copy of the completed Form-C must be provided to the LESSOR.
For Myanmar Citizen LESSEEs: You must report the guest list in a timely manner as required by local regulations. The LESSEE is responsible for any legal consequences of failure to do so.
3. Apartment Use, Maintenance & Furnishings
Furniture & Walls: The LESSEE shall not move provided furniture, drill holes in walls, or affix double-sided tape. The LESSEE is fully responsible for the cost of repairs or replacements resulting from such actions.
Unused Items: The LESSEE may return any unused items provided by the LESSOR using the official equipment return form.
Gas for Stove: If gas is needed, security staff can assist in ordering a refill. The LESSEE is responsible for the cost of the gas.
Inspections: The new LESSEE must inspect the apartment, including all electrical items (Aircon, TV, Microwave) and accessories, upon moving in. Any issues must be reported within the first week. After one week, the LESSEE is responsible for service charges and equipment costs, except for damage not caused by the LESSEE.
Repairs: For any electrical, water, or related issues, please inform the on-duty security guard or building communication team. Repair expenses are the responsibility of the LESSEE.
Air Conditioner Servicing: The LESSEE must have the air conditioners serviced every 6 months at their own expense and provide proof of service to the LESSOR.
Water Leakage: The LESSOR is responsible for repairing water leakage on walls or other areas during the rainy season.
Lightbulbs: The LESSEE will be responsible for replacing electric bulbs at their own cost during the lease period.
Water Wastage: Water service is provided, but wastage is not tolerated. Leaving taps running or failing to repair leaks will result in a fine of 100,000 Ks for the first two offenses. A third offense will result in contract termination as per rule "Contract Termination:".
4. Community Guidelines & Prohibitions
Prohibited Activities: The use of candles, smoking, cooking/BBQ on the balcony, and strong-smelling activities are strictly prohibited. Shouting, making excessive noise, and holding parties are not allowed.
Conduct: The LESSEE can sing without disturbing neighbors. Pets are not allowed.
Laundry (Cultural Guideline): Female LESSEEs shall not hang underwear or lower garments (skirts, trousers, etc.) on the veranda. This is in accordance with Myanmar culture.
Internet & TV: The LESSOR provides a primary 10 Mbps internet connection and a 10 Mbps backup link. In case of failure, the LESSOR will contact the ISP promptly; we ask for your patience during downtime. A satellite TV device is provided, but the LESSEE is responsible for the monthly fee and any maintenance costs.
Electrical Safety: When leaving the apartment, the LESSEE must switch off all electrical breakers except for the refrigerator and/or the main breaker. Please inform security if guests are staying.
5. Security, Legal & Contract Terms
Safe Box: A safe box is provided. Please store all valuables and documents inside it. The LESSOR is not responsible for any items missing after the LESSEE has vacated the premises, as the safe box will be passed to the next tenant.
Contract Termination: If rules are repeatedly violated, the contract will be terminated immediately with no refund.
Early Termination by LESSEE: If the LESSEE terminates the contract early for any reason, the LESSOR is entitled to retain all payments and no refund will be issued.
Move-Out Condition: Upon contract expiration, the LESSEE must transfer the premises back to the LESSOR in a functional, well-maintained condition.
Legal Compliance: Activities related to political issues or illegal drugs are strictly forbidden under the laws of the Union of Myanmar.
Rule Changes: The LESSEE must abide by any future changes to these rules and regulations, which will be updated on the Day17 website and communicated by the building's communication team.
Electricity Plan
For periods of Government Electric power outages
During grid outages, power is supplied by our inverter system with the following conditions:
- Usage Limit: A total limited load of 600 watts.
- Permitted Appliances: Air cooler (2), refrigerator (1), lighting, TV, PC, laptops, and other low-wattage devices.
- Prohibited: Do NOT use appliances that consume more than 600 watts (e.g., microwave, water heater, hair dryer). Exceeding this limit will cause an automatic cutoff. The LESSEE will be responsible for any equipment and service fees resulting from damage caused by overloading the system.
- Generator Backup: If the solar battery fails, a generator will be run for one hour to power some lights, two plugs (up to 100 watts each), and the refrigerator. We ask for your patience during any generator errors.
